Working in Burnaby
Burnaby runs its own permits, separate from Vancouver’s, and a renovation or rebuild there often starts with clearing the lot. Under a construction and demolition bylaw adopted in 2022, the City reviews and approves a waste diversion plan before it issues a building permit for demolition, and at least 70% of the demolition waste has to go to an approved recycling or disposal facility. A deposit is held and refunded based on how much is diverted. We build that sorting into the schedule and site layout from the first day, plan to keep disruption to the street low, and a principal oversees the work until handover.
Building in Burnaby
In June 2024, Burnaby rezoned every lot in its old R districts into one new R1 Small-Scale Multi-Unit Housing District. It carried that district into its 2026 Zoning Bylaw. An R1 lot can hold three to six homes, depending on lot size and distance to frequent transit. Allowed forms include a house with a suite, duplexes, multiplexes, cottage courts and rowhouses.
Burnaby also removed the R1 maximum floor area rules, so height, setbacks and lot coverage now set how much you can build. Laneway-style homes are allowed even on lots without a lane, and some projects near streams need a streamside development permit before the building permit. We work through these rules with your consultants before construction starts, then build: a custom home, a multiplex or a renovation of the house you have.
