Working in Port Coquitlam
Port Coquitlam is its own city, incorporated in 1913, on the north side of the Fraser River between the Coquitlam and Pitt rivers. Its downtown is a commercial district around Shaughnessy Street, and the City has rebuilt McAllister Avenue there as a pedestrian-focused street with room for patios and storefronts. The downtown plan is reflected in the Official Community Plan as a development permit area. For a storefront fit-out downtown or a home elsewhere in the city, we plan the details and the disruption to neighbours from the start, and a principal sees the work through to handover.
Building in Port Coquitlam
Port Coquitlam allows three to six homes on most RS-zoned lots without rezoning. The six-unit option is generally along the Lougheed Highway, where bus service is frequent.
The approval path has an extra step. New duplexes, coach houses, garden suites and anything with three or more units need a small-scale housing development permit, checked against design guidelines, before a building permit is issued.
Site details matter too:
- In a floodplain, habitable rooms can’t be below the flood construction level.
- Within 15 m of a watercourse, you may need a protection permit.
- In established neighbourhoods, older infrastructure can mean upgrades at the owner’s cost.
Coach houses and garden suites must be sprinklered and are capped at 90 m². We plan for these early, for custom homes, multi-unit projects and renovations.
