Thrive Church is our Richmond example of commercial work. In the city’s core, No. 3 Road is the commercial spine and the route of the Canada Line, and Richmond’s City Centre Area Plan sets out a network of mixed-use urban villages around the five Canada Line stations there. Richmond is also home to Vancouver International Airport, and the plan steers office and business uses to areas near it where aircraft noise limits housing. For a church, shop or office fit-out, we work through the details and the impact on staff and visitors before work begins, and a principal is in charge of the project until handover.
Building in Richmond
All of Richmond is designated floodplain. For a new home, living space must be at or above the flood construction level set for the property. Space below it is limited to uses like parking or a crawl space. If the lot is on peat soil, the building permit needs a geotechnical engineer.
Behind a standard dike, renovations that add no floor area, and some smaller additions, are exempt from the elevation rule, so the scope you choose matters. Richmond’s RSM zone allows three or four homes per lot, or six near a prescribed bus stop with an affordable-housing contribution. For commercial space, a change in use or occupancy needs a building permit. We plan for these rules from the first meeting, for a custom home, a renovation or a tenant improvement.
