Custom homes in Surrey
Our South Surrey custom home is one example of our work here. If a Surrey lot has mature trees, they shape the plan early: the Tree Protection Bylaw covers trees 30 cm or more in diameter and some species at any size, and the City won’t issue a building or demolition permit until tree protection barriers are installed and approved by a City Arborist. Tree fees and securities are paid before the building permit too. We bring an arborist in while the house is being designed, set up the site with the neighbours in mind, and a principal runs the build from design through to handover.
Building in Surrey
On July 8, 2024, Surrey replaced its old single-family zones with new ones. A former RF lot, for example, is now R3 Urban Residential. Eligible lots can hold three or four homes, or up to six within 400 m of a frequent bus stop. The mix can include houses, duplexes, triplexes, fourplexes, suites, coach houses and garden suites.
The details matter:
- On smaller R3, R4 and R5 lots, a coach house needs lane access. Without a lane, a garden suite may work instead.
- When you apply, the City requires you to consider whether the lot’s sewer, water and drainage servicing can take the extra homes.
- Surrey requires a geotechnical engineer for all construction in a floodplain.
