Construction in North Vancouver
Contour Projects renovates and builds homes on the North Shore: deck and building envelope repairs, kitchens and bathrooms, new custom homes and multi-unit buildings, plus tenant improvements.
City or District?
North Vancouver is two separate municipalities, each with its own mayor and council and its own permits. The City of North Vancouver, incorporated in 1907, is the shoreline area centred on Lonsdale Avenue. The District of North Vancouver, incorporated in 1891, surrounds the City everywhere except the waterfront and runs east from the Capilano River into the North Shore mountains. Before work starts, we confirm which municipality your property is in and plan the details around it, and a principal follows the project through to handover.
Building in North Vancouver
City of North Vancouver: the Ground Oriented Zone allows up to four homes per lot, or six in central areas. Options include:
- a house with a suite and coach house
- a duplex
- multiplexes or townhomes
One application form covers both the development and building permits.
District of North Vancouver: the Official Community Plan sets Slope, Creek and Wildfire Hazard Development Permit Areas. If your property is within 20 m of the top or bottom of a mapped steep slope, District staff may ask for a qualified professional’s assessment before work goes ahead.
We plan for that from the start, whether it’s deck and envelope repairs, a custom home or a multi-unit building.
Neighbourhoods we serve in North Vancouver: Lower Lonsdale, Central Lonsdale and Moodyville in the City; Lynn Valley, Edgemont and Deep Cove in the District.
