Building in Delta

Delta sits on the Fraser River delta between the river’s south arm and Boundary Bay, and Burns Bog, the largest raised bog on the west coast of the Americas, covers about 3,000 hectares of it. In Ladner, the City’s 2024 Official Community Plan sets a Ladner Village Core development permit area that guides the form and character of new commercial and multi-family buildings around the historic commercial centre and waterfront on Chilukthan Slough. Delta adopted its small-scale housing rules in June 2024, without asking the Province for any exemptions. Residential lots across the city can hold four homes, or six within 400 m of frequent transit along Scott Road.

Most urban single-family and duplex lots can also take up to two detached accessory homes, as coach houses or garden suites, sited no closer to the street than the main house. A secondary suite can still go in the main house, but not in the same building as a coach house or garden suite. A coach house can be two storeys and a garden suite one and a half. The City also runs an ADU Concierge Service to help owners through the permit process.
